Whether you are purchasing a small studio flat, or a
more impressive mansion, it is absolutely imperative you
obtain sound professional advice.
Although you may be paying, through your mortgage
provider, for a Mortgage Valuation Report it is
prudent to arrange an independent survey. It should be
clearly understood that a Mortgage Valuation, as carried
out by your mortgage provider, is limited in it's scope
of reference and will only identify problems that affect
the security of the mortgage lenders loan. A property
can have significant defects that are considered "deal
breaking" by the prospective buyer, but are of no
concern to the mortgage lender and as such will not be
mentioned in the resulting Mortgage Valuation Report.
In most instances a Homebuyers Survey and Valuation
will be more than adequate to ensure that YOU are
in possession of all the material facts before
exchanging on your purchase. The inexpensive report
primarily concentrates on any major problems and other
defects considered significant, or urgent, in nature.
As well as delivering the reassurance of an independent
open market valuation, it draws attention to any points
that should be investigated further, or discussed with
your legal advisers.
